Package Content:
Risk Management: From Signed to Sold

Alabama license law provides a firm foundation for a successful real estate practice, so this course focuses on the key tenets of that law, including the Real Estate Consumers Agency and Disclosure Act (RECAD). In addition to reviewing RECAD, this course provides a breakdown of issues that consistently confuse licensees and consumers alike, including establishing agency, disclosures, contingencies, and post-closing duties.

This three-hour course provides licensees with a review of areas of risk from the time a real estate offer is accepted to the signing of closing documents and the importance of educating buyers and sellers throughout each step of the transaction.

Course highlights include:

  • Real Estate Consumers Agency and Disclosure Act (RECAD) disclosures
  • Real Estate Brokerage Services Disclosure form
  • Presentation of offers and counteroffers
  • Determining acceptance of an offer
  • Handling earnest money
  • Contingencies and clauses in purchase agreements
  • “As Is” properties and caveat emptor exceptions
  • Insurance, title issues, and other surprises
  • Closing and post-closing issues
  • Document retention after closing
  • Qualifying broker responsibilities and risk management practices
  • Case studies, scenarios and interactions offering realistic problem-solving and decision point opportunities

Using the Code to Solve Ethical Dilemmas

While conducting real estate business, have you encountered a situation in which you weren’t sure what the proper course of action was? What the right thing to do might be? Or maybe you’ve heard your colleagues’ stories and got that uncomfortable, itchy feeling that an action they took wasn’t quite on the up and up.

Let’s look at an uncomfortable truth: real estate agents have a small tarnished image problem. With every transaction being unique, real estate licensees often face ethical gray areas. Some real estate professionals simply don’t understand how to handle complex issues in the most ethical manner, and others bend the rules if they think it’ll keep a transaction on track or a commission in their bank account and not a competitor’s.

Aligned to the requirements of the current NAR cycle, this three-hour course helps licensees deepen their knowledge—and practice—of ethical rules of conduct according to the National Association of REALTORS® Code of Ethics & Standards of Practice. The code isn’t applicable to REALTORS® only, who are duty-bound to uphold the code as a privilege of membership. The code’s guidance serves anyone possessing a real estate license, and licensees who heed the code’s various articles and standards of practice can do the greatest good of all: protecting consumers while also bolstering the reputation of all the industry’s professionals.

Course highlights include:

  • Laws vs. morals vs. ethics
  • Top articles of the code involved in the most complaints (plus a few more)
  • A candid look at the industry’s image problem
  • Common ethical dilemmas and using the code to solve them
  • Foundation and enforcement of the code
  • Competency in real estate practice as a matter of ethics
  • Steering clear of procuring cause disputes
  • Ethics concerns with technology and social media
  • Tips and best practices to keep your reputation polished to a high shine

Check Your Bias and Fair Housing Practices

In this course, you’ll learn about the history of housing discrimination and its lasting impact in order to better understand why fair housing laws are necessary. You’ll review the federal laws that provide protection against housing discrimination and what actions are prohibited and required by these laws in the business of real estate. This will include reviewing the personal characteristics—race, color, religion, national origin, sex, familial status, and disability--that federal law protects from discrimination in housing. Besides these federal protections, there are state and local government fair housing laws that protect additional personal characteristics from discrimination in housing and you’ll find out where to get more fair housing information for your clients.

You’ll also learn some best practices for fair housing marketing and some strategies to avoid steering and making assumptions based on stereotypes. You’ll role play some scenarios to practice interrupting any implicit biases so that consumers are treated with equal concern, respect, and fairness. By allowing consumers to choose which communities/neighborhoods they want to live in, you can do your part to uphold fair housing laws and end housing discrimination.

This course was designed to meet the REALTOR® Fair Housing Training Requirement. Please confirm that your local association, who administers the Fair Housing training, will accept this course.

AI in Real Estate: Usage, Oversight, and Scam Awareness

From marketing and advertising to client communication and transaction management, Artificial Intelligence (AI) is rapidly becoming part of everyday real estate practice. With these tools come new responsibilities for licensees to ensure accuracy, fairness, and consumer protection. This course provides a clear framework for understanding how AI intersects existing laws, professional duties, and brokerage policies.

Learners will explore how AI tools can both support and endanger real estate practice. Topics include applying fair housing and advertising rules to AI-generated content, maintaining confidentiality and trust in client communications, and evaluating the risks of AI-assisted contracts and workflow automation. The course also highlights emerging fraud threats, such as deepfake impersonation and AI-generated phishing, and equips licensees with a five-step checklist to spot scams and protect clients.

By the end of the course, licensees will be able to confidently integrate AI tools into practice while upholding compliance, safeguarding consumers, and supporting brokerage-level risk management.

Creative Pathways to Homeownership: The Essentials

Today’s buyers and sellers are working in a market that doesn’t look like it did a few years ago. Prices are up, inventory is tight, and the “usual” path to homeownership doesn’t work for everyone anymore. That’s why options like shared equity programs, down payment assistance, co-buying, owner financing, and alternative loan programs are popping up in real transactions—and the agents who understand them are the ones keeping deals alive.

In this three-hour elective course, you’ll get a clear, practical breakdown of what these pathways are, when they tend to show up, and how to talk about them in a way that helps clients without putting you in the role of a lender or attorney. You’ll also learn smart habits for working with the right pros and guiding creative transactions with confidence.

Course highlights include:

  • Strategies for overcoming affordability and limited inventory challenges
  • Creative financing options, including shared equity and co-buying models
  • Guidance for working with multi-generational and non-traditional buyers
  • Step-by-step overview of down payment assistance programs and grants
  • Practical application of forgivable loans and alternative funding sources
  • Clear boundaries for agent responsibilities and referral best practices
  • Tools for structuring and explaining co-ownership agreements
  • Communication approaches for aligning multiple buyers in one transaction
  • Real-world scenarios illustrating creative deal structuring
  • Building and using a trusted network of lenders, attorneys, and housing resources
